Damaged Balconies - General
GeoDynamic’s has inspected hundreds of apartment balconies and in almost every instance where it was determined that the balcony was structurally damaged, it was the result of faulty construction by the builder which did not ensure that rain water ran off the balcony structure. As a result, the water became trapped and rotted the wood framing and decking. In short: the balcony was not properly “flashed” so as to divert the water away from the wood.
In some other cases, the wood framing was under-designed (or poorly constructed) for the load conditions, and significant deflection of the structure occured. Sometimes, it was possible to merely reinforce the existing wood framing but in others, the balconies needed to be completely rebuilt. In one instance, the city building inspection department had told the apartment complex owner that they were going to condemn the entire complex unless immediate remedial action was taken. GeoDynamics developed a repair plan that was accepted by the city.
Major Brick Crack in Multi-tenant Structure
The prospective purchaser of this apartment complex needed to have a structural evaluation of the foundations prior to finalizing the purchase. GeoDynamics inspected the foundations of all the buildings and gave repair recommendations for the damaged foundations (some of the foundations of the buildings were between 6” and 8” out of level). At the client’s request, Geo also obtained competitive repair bids from some foundation repair contractors. The client successfully included the cost of the foundation repairs in his purchase price for the property.
